We recently bought a house through Rita Boswell. Rita is an easy-going, fun person to work with. I worked with Rita in buying a home only a couple years ago but have never had the privilege of utilizing her as a listing agent. When it came time to sell my home due to positive life changes, I could only think of one realtor I would want to work with again and that was Rita Boswell. Since Rita was so extremely knowledgeable and helpful in the purchase of the property, it only made sense to hire her to help me sell the home as well.

Since I only owned the property for a couple years I was concerned that I wouldn’t even be able to sell for enough to break even on the property. Rita reassured me that she would do the best she could to put me in the best position possible in order to not lose money on my property. Utilizing her marketing knowledge and resources, Rita was able to get my property listed and in less than 48 hours we were in contract on an offer over asking price!

The process was about as stress free as it can be when selling a home. Rita made sure to represent me in the best possible way throughout the entire process and ensured my needs were met from day one.

I am happy to share that I received excellent service from Mrs Boswell. She was at the top of her game in helping me with my first time home buying experience. Rita was extremely knowledgeable and helpful when It came to selling our house. She made selling our house the easiest part of the entire process. We had a short time to get our house on the market and sold for asking. She guided us throughout the 3 weeks it took to get it ready and the day it went on the market we had multiple offers above asking. I never thought we would have so much interest and I am grateful to Rita for everything she did to get our house sold. Due to circumstances beyond our control, we found the need to sell our house. With the changes in the market we had to do a short sale. After interviewing several realtors we found Rita Boswell. Not only is she knowledgeable but personable as well. We instantly become comfortable with her.

The short sale process is not easy, and unless a realtor can show you that they previously have been successful at short sales then my advice is don’t use them. Rita brought to us the experience, the drive, the patience that we needed to make our short sale happen.

Not only did we have a short sale but we were in a situation where we had two banks to deal with. (As we had been told by others, getting a short sale accomplished with two banks is nearly impossible) but she was able to get it done. Communication is crucial and she knew that and was in constant contact with the banks. She checked on the status of our applications and always keeping us up to date on the status of communication. Even if it meant telling us it was in progress.

One of the banks was extremely difficult to work with and Rita stayed on top of them. She even went as far as to file a complaint with Freddie Mac, the lender as well as escalate our application several times.

Rita had to split the commission with the buyer’s agent. I know that even with the full commission she didn’t make what she is worth or the amount of money she should have for the time and effort she put into selling our home successfully. She made us feel as if we were her only client though she had many. She was always positive and always showed us she cared and was very compassionate towards our situation.

I would recommend Rita to anyone looking to buy or sell a house, especially if you find yourself in a short sale situation.

Rita was wonderful and kept me informed every step of the way during a difficult short sale. Rita was the selling realtor and worked closely with my realtor and many times personally. She was very pleasant to deal with and often put my mind to ease, explaining each step in the process.

Rita Boswell was extremely helpful in getting my house sold in a couple days. I signed her up on a Thursday at Noon, had showings the very same day and had two offers by the end of the day on Friday. We showed the home thru the weekend to about a dozen prospects and I accepted an offer the following Monday. She gave me excellent advice with regards to prepping the house for showings and how to get rid of the many items I needed to part with. Thanks a bunch Rita for the extra effort.

Rita made us feel at ease and answered every question we had, you could really tell she was sincere and wanted to help. Before Rita, we met with a few other realtors but we could not feel at ease with them like we did with Rita. Just meeting Rita right off we felt like she cared and really wanted to help. Rita was an awesome realtor for my wife and I at a time when we were dealing with the simultaneous loss of our child and my wife’s father. Rita Boswell took time from the beginning to sit down with me and discuss exactly what it was that I was looking for this kept us both from wasting time looking at houses that did not meet my personal criteria. It took us less than a month to find the house that was perfect for me and after I told her that I wanted to make an offer we sat down and discussed what should be included in the offer.

Rita and I looked at the neighborhood, what other houses in the area were selling for, what houses of similar size were selling for in the region, what the previous owner paid, how much the county auditor listed the value, and other factors to make a competitive bid. As you should expect the first offer needed changes before being approved by the seller but they were minor and I was fine with all the changes to the contract.

Rita helped me locate a lender who was able to finance a person with a new career that has a salary that is largely based on commission, she helped me find a home inspector that was certified and did an excellent job highlighting both the negatives and the positives on the house and making recommendations. Rita then sat down with me and discuss what we should ask the seller to fix and why, the entire list of remedies were quickly accepted and fixed by the seller.

Since owning the home Rita has kept in contact with me and has helped me locate contractors and a handyman that have helped me improve the house.

If I had to do it all over again I wouldn’t change a thing.
