When selling, there are many things that you will have to disclose to buyers, such as foundation issues or if your house is in a flood zone. However, this doesn’t mean you should say everything about the home. Some things that homeowners say, even though they don’t have to, can turn off buyers. Here are 6 phrases to avoid if you want to sell your home successfully.

1: “It’s Been On The Market For __ Days”

Don’t talk about how long the house has been on the market. It is available to the buyer already, so bringing it up only serves to hurt your chances at selling. If your house has been on the market for months, buyers will be suspicious and either look for another house or expect to be able to buy it for less. 

2: “I’m Not Taking Any Less Than $_ For My Home”

By saying that you don’t want any less than a certain amount, it shows that you are inflexible. If buyers think that you aren’t willing to negotiate, they will feel instantly shut down and with no chance of getting what they want.

3: “Our House Is In Perfect Condition”

Every house has issues, and if you claim that your house is perfect, you could get caught in a fib. A home inspection will nearly always reveal some issue with your home, which will make you seem untrustworthy. Instead of “perfect condition”, use terms like “move-in ready”, “great condition”, or “well-maintained.”

4: “We Spent So Much Money On That”

Buyers most likely don’t care how much you spent on this or that, especially if it’s not relevant to them. They only care about how your house compares to others. By saying you spent a lot of money on something, it can seem desperate to justify your price.

Most buyers do want a home that is move-in ready, so smart updates before listing can help to sell your home, just don’t go overboard and expect to get every penny back when you sell.

 

5: “We’ve Never Had A Problem With That”

This phrase brings up the same issue as claiming perfect condition. A home inspection can reveal a lot, and you don’t want to be caught in a lie. Saying something that you don’t know to be true can come back to bite you.

6: “We’ve Always Wanted To Change That”

Buyers don’t care about your intentions, they care about the house they’re buying. By putting the idea of renovating in their head, they’re now thinking about how much it will cost to change something, which makes your home seem less appealing and like more work for them in the future.

Remember, most home buyers today want a home that is done.
